Boca is not one market. East of Federal, the club communities west of Military and the coastal condo corridor each behave differently — and each rewards a different pricing and preparation strategy.
Know which Boca you are selling
Sellers routinely compare their home to a closing two miles away that shares no buyer. The distinctions that matter here:
- East of Federal and the beachside pockets. Land-driven, renovation-tolerant, and the most resilient pricing in the city. Buyers are often trading down in square footage and up in location.
- The club communities west of Military. St. Andrews, Broken Sound, Boca West, Woodfield and their neighbors. Membership structure and capital assessments influence the buyer pool as much as the house does.
- Central Boca and the older single-family grids. Value-sensitive, renovation-sensitive, and the fastest to punish an ambitious list price.
- The coastal condo corridor. Governed by reserves, assessments and milestone inspection status. Buyers read the association''s financial health before they read the floor plan.
Your comparable set lives inside one of those, not across all four.
What buyers are underwriting in 2026
Three items dominate the diligence conversation on Boca single-family homes:
- 01Roof age and material. It drives insurability and therefore financeability. A roof approaching the end of its insurable life is a negotiation item whether or not it leaks.
- 02Impact protection. Full impact glass or documented shutters affect both premium and buyer comfort. Partial coverage invites a full-coverage estimate at inspection.
- 03Insurance history. Prior claims, current premium and carrier appetite for the property shape what a buyer can carry monthly. Sellers who can hand over a current premium figure remove a large unknown.
None of this is cosmetic, and all of it is priced. A four-point inspection and a wind mitigation report in hand before listing is inexpensive and frequently saves multiples of its cost.
Preparation that returns
Spend where a buyer would otherwise deduct: lighting, interior paint in current neutrals, landscape shaping and irrigation repair, pressure washing hard surfaces, and repairing any visible water intrusion history. Stage lightly if the home is vacant — empty rooms photograph small and read as distressed.
Skip the speculative kitchen. A buyer paying Boca prices will renovate to their own taste, and a mid-tier remodel rarely returns its cost against a well-priced original.
Pricing into the first twenty-one days
Momentum is a pricing decision. In practice that means pricing inside the range where comparable homes are actually going under contract, then letting competition establish the top rather than declaring it. Homes that list above the range and reduce later almost always settle below where a correct launch would have landed, because the market now has a story about the property.
Marketing that reaches the actual buyer
Boca buyers come from the Northeast, the Midwest, Canada and increasingly from Latin America and Europe. Photography and film are produced once, properly, in the right light. Copy is specific. Neither is optional at this price point.
