On the stretch from Lighthouse Point to Delray, water attributes are priced before the house is. A 100-foot dock with no fixed bridges routinely carries a premium over an identical inland home of the same size.
We underwrite three variables first: usable linear frontage, clearance to the inlet, and turning basin width for vessels over 60 feet. Those three explain most of the variance in closed pricing.
The practical implication for sellers is that dock improvements — a new seawall cap, upgraded lifts, shore power — return more than most interior renovations at this price point.
